Does our company conduct checks for prior sex offender violations as part of our application process?

ANSWER: Yes, we utilize the National Sex Offender’s Registry via http://www.nsopr.gov/ and the Kentucky Sex Offender Registry via http://kspsor.state.ky.us/.

Will my rent increase after my lease expires?

ANSWER: Not necessarily, but increased costs for property taxes and insurance will play a factor in evaluating that decision. However, if you choose to sign a two year lease – the monthly rate will be locked for that period.

Does our company authorize the cohabitation of pets at our properties?

ANSWER: Yes, but we do limit the size of all pets to 35 pounds. A $500 non-refundable pet fee is associated with the first pet. A second pet may be authorized for an additional $250. No more than two pets and no violent animal breeds permitted. The damages incurred by most pets usually exceed the fees charged, but we do understand that some pets are part of the family. Unfortunately, we do not allow outdoor pets due to legal liability.

How are maintenance issues handled with our properties?

ANSWER: You may call, email, or utilize the online maintenance form to report any maintenance problem. From there, someone will be dispatched to service the problem. The person’s name and phone number will be provided to you in advance. In turn, the serviceman will be given your name and number to schedule a service call. You or someone on your behalf (older than 18) should be present to escort the individual inside. A copy of your door keys will not be provided to a 3rd party without your consent.

What is the procedure for dealing with loud noise from a neighbor in an adjoining unit?

ANSWER: We recommend bringing the matter to the neighbor’s attention first. If that proves unsuccessful, you should report the issue to the local police department. Three documented police reports will result in management review for tenant eviction of the offender.

Are inspections administered with our properties?

ANSWER: Yes, we conduct a quarterly walk-thru (January, April, July, and October) to change the air filters and note any maintenance problems that may have gone unnoticed. Inspections are scheduled in advance with all tenants.

Is auto payment available for rent payment?

ANSWER: Yes, we can provide our routing and account numbers for auto payment if you prefer this method of payment.

Are Tenants required to carry renter’s insurance while renting from us?

ANSWER: Yes, Tenants are required to procure a renter’s insurance policy before they take possession of the property. The policy must list “Burkhead Realty Holdings, LLC” as an additional insured party, and it must remain active throughout the entire tenancy period. In the event of fire, theft, or natural disaster – the Landlord’s property insurance only covers the structure and personal injury liability. The renter’s insurance policy must contain at least $100,000 liability coverage for personal injury and property damage to structure, for losses caused by Tenant. The Landlord accepts no responsibility for claim deductible costs or losses not covered by Tenant’s renter’s insurance policy. There are no exceptions to this requirement.

Is city trash service required for our tenants?

ANSWER: Yes, Tenants are required to arrange weekly trash collection. Additionally, Tenants must store their rubbish in an enclosed container behind the property; limited to two trash containers per property.

Does our company perform credit checks on interested applicants?

ANSWER: No, not at this time. However, we will ask for a current pay stub as well as your employer’s contact info for background questioning.
